Effective Subfloor (Basement) Ventilation Can Stop Dampness Mould Termites

When it comes to new or old buildings now these two styles of construction can have the best of both worlds when it comes to effective sub-floor ventilation. This is intrinsically important when it comes to your family?s health and the health of your home.

Subfloor (basement) damp and moulds can have a very adverse effect on your family?s health and home. If left unchecked it can cause respiratory problems to our loved ones and to our homes structure. Excessive sub-floor dampness will affect timbers flooring structures sooner than later, not to mention leaving yourself vulnerable to termite attack. A drier sub-floor area is a major deterrent to termites.

It creates an air exchange in the entire house that will reduce moisture related problems such as excess humidity, mould growth, mildew, and alleviate conditions that aggravate asthma and allergies.

How will sub-floor ventilation improve air quality?

Air quality ranks high on the list of governmental environment concerns. The air in many homes contain harmful pollutants that are invisible, odourless and not readily detected. These substances can be more detrimental than the air outside and can cause health problems such as irritated eyes and nose, headaches, dizziness, tiredness, infections and respiratory diseases. When windows and doors are closed, the house cannot breathe and rid itself of these elements. Moisture further aggravates the condition, by having the capacity to trap and contain these contaminants.

Moulds grow usually in damp places; without the moisture they could not get started much less spread. When water is stagnant, the mould will begin to take hold. The mild moulds can cause health problems, including sinus and respiratory infections and asthma.

More severe lethal moulds can develop in highly saturated areas. Experts blame the mould epidemic to poor home design with air tightness that traps moisture and the poor ventilation that facilitates its growth. Our ventilators will expel gases ( i.e. carbon monoxide, radon), toxins, and pollutants that have built up in the home. Ventilation is essential for your health and reduction of excess moisture will protect the structure of your home. A conventional dehumidifier will not ventilate, and what's more the water in the bucket is a breeding ground for more bacteria. Priority is to dilute the concentration of air pollutants and moisture through the increased ventilation of the home.

How does it work in the Summer and Winter?

In the summertime, if there is no air-conditioning in the upper levels, the warmer air flows downstairs raising the dew point of condensation (this translates into less condensation), and lowers the relative humidity. When there is air-conditioning upstairs, the natural dehumidifying properties of the conditioned air comes down and lowers the relative humidity. There is a negligible increase in utility costs when running the air conditioning.

In the winter heating season, water will condense on windows and walls at about 50% to 70% relative humidity because this air contains a greater amount of water particles than the cold air outside. After the ventilation is operational, the air upstairs, with the greater amount of water particles, flows downwards, raising its temperature, lowering the humidity upstairs, and thereby preventing condensation and ice on the windows. The drier air is easier to heat than the heavy moist air, thereby saving money in heating bills. Also, heat loss is minimal because cold air is always at the floor level. In the winter the unit will operate at a lower speed due to the fact that heat evaporates indoor moisture.

What about energy factors - expelling air conditioned air in the summer or heated air in the winter?

If you have moisture problems, your top priority is to expel it. Conventional dehumidifiers just won't do it. In the summer, if the air conditioning is working upstairs; the drier replacement air that comes from upstairs, accomplishes the goal of a dehumidified basement all the faster. If the air conditioning is not working, then the air coming from the upstairs is warmer than downstairs, and will then raise the dew point and reduce the condensation. In the winter, the moist air is expelled and the warmer air replacing it is drier and a lot easier and less expensive to heat. Our ventilation fans only use 40 watts of electricity- similar to a light bulb! The pay back is less than two years, just in the savings from reduced electricity costs, in comparison to a dehumidifier.

How quickly should I expect to see results?

Ventilation is a drying out process that will vary in time depending on home environment and conditions. The majority of homeowners will see results relatively quickly ranging from within a few days to a few short weeks. In extreme conditions and when there may be heavy moisture saturation in the structure, we recommend that you allow the unit to dry out the subfloor, for as long as it takes. For the home environment to improve, contributing sources of moisture from water seepage should be remedied first in order to allow for the subfloor to dry out. After remedying the water problems and installing ventilation, you should start to see improvement, although again, each home situation is different.
